Rent Guarantor Scheme

The Rent Guarantor scheme is now open for applications for the 2019-20 academic year.


Information for the 2019-20 scheme (applying in 2019):
The scheme will allow students who do not have a UK guarantor, for the University of Sussex to act as thier UK guarantor. This allows the opportunity to rent a house that requires a UK guarantor, and means not having to pay a significant amount of rent in advance, in some cases up to 12 months.

Applications will closed on 31 July 2019 at midnight.


If all available spaces have been taken, this page will be updated to say that the scheme is closed.


The Rent Guarantor scheme will:

  • Act as a guarantor for up to 20 Sussex students per year.
  • Offer places on a first come first served basis and subject to eligibility criteria.
  • Integrate any awarded funding into the student’s University Sussex Direct account and be recoverable via the usual University debt chasing process.
  • Guarantee the maximum amount of £135 per week (£585 per calendar month) of rent only, and does not guarantee bills.
  • Allow properties to be sourced only from Sussex Student Union Lettings, or Sussex Student Pad.
  • Help with finding private sector accommodation, for any applicants not awarded a place on the scheme.


Eligibility criteria

To be eligible, you must:

  • be a full-time registered undergraduate or postgraduate student not going in to your first or final years of study for the year you are applying to have your guantor. E.g. If you are a student currently in year 1 who will be entering year 2 next year, you would be eligible.
    • If you are going in to your year 1 after doing a foundation year you would be eligible.
    • If you are in your final year of study, but are currently covered by the scheme, then you ARE eligible to re-apply. Please note you will have to fully complete the current years application process for this to happen.
  • demonstrate in your application that you are unable to find a UK based rent guarantor. Examples include overseas students, care leavers and those students not linked to members of family.
  • be renting in Brighton & Hove or Lewes via an Assured Shorthold tenancy.
  • be University debt free, with agreed payment plans in place for fees.
  • not have any record of serious behaviour incident at the University, such as anti-social behaviour in University managed accommodation.
  • have evidence of adequate funding for living costs for the year (see evidence required on page 2 of terms and conditions).
  • have found the property through Sussex Student Pad, or the Sussex Students’ Union letting agency
  • have found a property which is not being investigated by local authority planning enforcement teams for any breach in planning or other regulatory requirements.
  • have a tenancy agreement which requires a UK based guarantor.
  • have a rent which is no more than £135 per week (£585 per calendar month) excluding bills
  • have a tenancy which is for a maximum of 52 weeks


A maximum rent amount of £135 per week has been chosen as this equates to £585 per calendar month or £7,020 per year, which the University does not expect a normal rent to exceed. This amount is only for rent and does not include costs for bills.

Application process:

Step 1

Applicant views and finds a property on Sussex Student Pad or with Sussex Students Lettings.

Step 2

Applicant completes the online application for the University to act as their guarantor including submitting all required evidence. This includes uploading a copy of their unsigned tenancy agreement and uploading their completed Income and Expenditure form on the application.

Step 3

Applicant receives confirmation from the University that their application is valid.

Step 4

Applicant receives decision as to whether the University will act as a guarantor as soon as possible and within ten working days from submission.

Step 5

Successful applicants must pay a £50 non-refundable fee, which will be applied as a debt to their student account.

Step 6

Successful applicants will receive an award letter confirming that the University will act as their guarantor.

Step 7

Housing Services will send the necessary paperwork to the landlord/letting agent to sign.

Step 8

Successful applicants must meet with University's Money Advice team within 14 days of being accepted onto the scheme. The team provide assistance with drawing up financial management planning techniques and will provide advice on setting up payment plans with Student Accounts.
